Yes, Beach Vacations works alongside a design and renovation wing to recommend property adjustments and update furnishings and fixtures. This team has oftentimes found a few adjustments make a big impact in rental return. 

Phase 1 | Property Evaluation: The on-boarding process begins with a walk-through. We’ve oftentimes learned a rental will shine with a few subtle adjustments. Afterwards, you will receive a unique management proposal and rental recommendations. If available, this is when we would request any previous rental history.

Phase 2 | Owner Review: Our full-service property management program expertly balances the needs of today’s guests with owner priorities. Based upon the evaluation, our team provides custom recommendations and property projections for your review. We are here to help guide which features add the most value.

Phase 3 | Onboard with Beach Vacations: After you choose to move forward with the Beach Vacations program, our team jumps into action to capture professional photos, complete upgrades, prepare floor plans, establish rental criteria, setup remaining business items and schedule your first post-launch owner check-in.

This process depends on where you are with current management and stages of ownership. For units already under a rental program or self-managing properties with little need for upgrades, on-boarding can take just a few days.

For properties under construction, in the process of sale or under renovation, the process may need to adapt to those timelines.

Complete property merchandising is when the Beach Vacations team builds an online property presence and value-driven marketing with a custom property description, professional photography, floor plan and amenity listings. 

Each property is managed by a core management team consisting of professionally designated, state-licensed property managers, a general manager and an operations staff.

More than 30 years of local authority and experience enable this team to adapt rental rates and increase reservations throughout seasonal changes, holidays and unexpected weather events. This team closely monitors your property rates to adjust and increase depending upon dynamic pricing tools.
